Step 1: Find out how much can you afford.
I work with a verity of banks and mortgage brokers which allows me to match you with the lender that best meets your individual needs. Together, we can arrange a financing package specifically for your budget, which may include down payment assistance programs, low interest rates, no money down loans and special financing to help you perfect your new home.
There are many benefits to being pre-approved for a home loan. Here are just a few: You’ll save time by looking at the right homes. You’ll have confidence when writing you’re offer. It will increase your bargaining & negotiating power as you are giving the seller peace of mind that their home is sold. And you’ll be able to enjoy a faster closing period.
Step 2: Discover what you want in a home.
Once we have a pre-approval (the loan amount you can qualify for) we will start looking for the property you’ve been dreaming of. This is where my listening skills and fine attention to detail come in! We’ll start discussing and determine which things you truly want but also need in your new home. Then I will start searching for all of the properties that match your criteria.
Step 3: We found your dream home! What’s next?
Once we’ve found that special property, we’ll put together an offer. This is where my job really comes into play! I will research the neighborhood and educate you on pricing and comparable homes. We’ll discuss the terms of the purchase and sales contract. Then I’ll negotiate the price you want as well as any needed seller concessions, such as closing costs, HOA pre-payments, Home Warranty and more.
Step 4: Your offer is accepted. When do you move?
Once your offer has been accepted, the next step is to do the important inspections and research needed to confirm what you’re buying and what to budget or negotiate for. Rest assured, everything will be fully explained to you along the way and that you will feel comfortable with the information you receive. I will coordinate with the other Realtor, your lender, and the title company so that all deadlines are met for the closing.
Step 5: Move in!
Congratulations, you are a new homeowner and earning equity in your future! Most people think that the Realtor’s job is over at this point. However I pride myself on keeping in touch with my clients and making sure you have the right resources and information required to take good care of your investment.
