What Makes A Good Listing Agent?
The sale of your home will likely rank in the top 5 most important, financial transactions you will ever make. Fortunately, a qualified real estate professional will help make the process smooth and successful. Not all REALTORs are alike however, and you pay the same amount whether your agent is good, bad, new, or veteran. So, what’s important to look for when choosing a REALTOR?
1) Hire an agent who knows your market.
The market is different in each county, city, and subdivision. Therefore the marketing strategy should be handled differently, too! Does your agent thoroughly understand your local area? Has he/she sold there before?
2) Hire an agent who has a successful track record.
Focus on the number of listings the agent has SOLD opposed to the number he/she has listed. How many properties has the agent sold in the last year? Will he/she provide client references and testimonials?
3) Hire an agent who's experienced.
How long has your REALTOR been in the business? Has he/she had any special training that would be beneficial to you? Is he/she experienced in selling your type of property?
1) Hire an agent who drives buyers to your home.
There is a lot more to marketing than just the Multiple Listing Service and a for sale sign. There is internet marketing, print advertising, social media, direct mail, cold calling, and video just to name a few. For sellers, it’s crucial that your agent has created a well researched and tested, multi-media plan that brings buyers to your home. Watch out for agents who focus on promoting themselves opposed to your property. Also keep in mind; an agent who has not consistently sold property, may not have enough stable income to pay for continuous advertising and ongoing marketing.
1) Hire an agent who has a team of professionals.
Most agents run a one-man show juggling hundreds of tasks at once. This disorganized approach allows tasks to be dropped, calls to be missed, and inevitably leaves the client suffering from "no-service, no-sale.” Does your agent have the staff and systems in place to handle smaller but tedious and still important tasks such as posting signs and delivering flyers? How available is your agent to work on high priority tasks such as creating new marketing and contract negotiations?

Words From Chris's Clients:
"Chris has sold us two homes and has re-listed and sold, those two homes all within a matter of a few weeks. He has guided us to properties better suited to our end goal. He is very likable and friendly. We will do additional business with Chris in the future."

"It is without hesitation that I personally recommend Chris Weitzel for your real estate needs. After listing our home with Chris we soon had multiple offers. This was during a traditionally slow time of the year. It felt great when we accepted the 1st offer… and even better when Chris brought us a backup offer! Every time I have phoned Chris’s office someone has been there to pick up the phone and answer my questions. This is by far the most important aspect of realty. Call them today and see for yourself."
Greg Carlson
"You 30+ years of experience is very valuable. “”Rookies” in this business would not have been able to give us the same advice. Selling real estate is not just moving property – it is very personal sometimes. Your degree in psychology is helpful with the interpersonal park of transactions."
